Secure one month's rent and one months deposit in advance.

Prepare 12 month fixed term lease.

Transfer utilities in tenants name.

Carry out inventory.

Begins on the date of occupation.  All tenant inquiries directed to us.

Maintenance issues discussed with client in advance.

Jobs carried out by fully certified maintenance team.

Carry out inspections on request.

 

Rent Collection

Collected in an individual client account on a monthly basic.

Monitored from due date.

Chased if late.

Transferred into the landlords account with the property reference. 

Statement emailed to the client on a monthly basis.

Summary for tax returns available on request.

 

Renewals

Carefully monitored prior to end of lease.

Suitable rent discussed with landlord.

Re-letting commences a month prior to the expiry of the contract should the tenant vacate.

Inspection prior and on date of vacation.

Price and organise any necessary works.

Our fee is based on a percentage of the rental income and varies depending on the level of service.
